These resources are for people in Bolton, Greater Manchester and the North West who are trying to work out how to sell a home in a difficult situation, or when time is short. Each guide explains the process in plain English, what to watch out for and where a cash sale fits in, so you can decide what’s best for you.
Which of our resources is right for you?
Probate and inherited property
Our probate guide is for executors and family members dealing with a home left by someone who has died. It covers when a property can be sold, what the grant of probate means in practice, and how to look after an empty house while the estate is being sorted out.
Mortgage arrears and repossession
The repossession guide is for homeowners who’ve fallen behind on their mortgage payments or have had worrying letters from their lender. It explains the usual stages and why it pays to act early.
Divorce and separation
Our divorce guide is for couples who need to sell a home they own together. It covers joint ownership, agreeing to sell, and how a quick, clean sale can help you both move on.
Relocation
The relocation guide is for anyone moving for work, family or a fresh start who can’t wait months for a buyer, or who doesn’t want to run a sale from miles away.
Tenanted property
Our tenanted property guide is for landlords who want to sell with the tenants still in place, or who’ve simply had enough of managing a rental.
Choosing the right way to sell
There’s no single best way to sell. Broadly, you’ve got three options:
- An estate agent will usually get you the highest price, but it can take months, there are fees, and it depends on the buyer’s chain and mortgage.
- An auction can be quick, but there are fees, the final price isn’t certain and the property might not sell.
- A cash buyer is fast and certain, with no estate agent fees, but a cash sale is usually below full market value.
If you’ve got time and the home is in good condition, an agent may suit you best. If speed, certainty or the state of the property matter more, a cash sale may be worth comparing. Our how it works page goes through our process step by step.
When to talk to a solicitor or free adviser
These resources are general information, not legal or financial advice. Speak to a solicitor if you’re dealing with probate, a divorce settlement, a lease, or any dispute over the property. If you’re in mortgage arrears or struggling with debt, a free, independent debt advice service can help you understand your options. It’s also sensible to talk to your lender as early as you can.
A solicitor can also look over any offer you get, whether it’s from us or anyone else. If you’ve read the resources and still have questions, see our FAQs or contact us.
