Selling a tenanted property doesn’t end the tenancy. If you sell with tenants in place, the existing agreement normally carries on with the same terms and the buyer becomes the landlord. Quiet enjoyment and viewings

Tenants are entitled to live in the property without unreasonable interference, usually called the right to quiet enjoyment, and that doesn’t stop because you’ve decided to sell. In general terms, you or your agent should give reasonable written notice before visiting and arrange viewings at sensible times, ideally agreed with the tenants beforehand.

Documents a buyer will want for a tenanted property

Someone buying a tenanted property is buying an income as well as bricks and mortar, so their solicitor will want proof that the letting has been run properly. Getting the paperwork together early is one of the easiest ways to avoid hold-ups later on.

• The current gas safety record, if the property has gas appliances
