A Bolton Team That Buys Houses the Straightforward Way

About us: who we are

We started Sell Your House Bolton because too many local homeowners were stuck: months on the market, chains collapsing, fees eating into the sale.

We’re a Bolton team based at 32-36 Chorley New Road, Bolton BL1 4AP, and we buy houses directly across Bolton, Greater Manchester and the wider North West. Because we’re the buyer, there’s no estate agent, no chain and no waiting for someone else’s mortgage to come through.

Every offer comes in writing, and we explain how we reached the figure so you can compare it with your other options. If it isn’t right for you, just say no. It costs you nothing, and nobody will push you.

Prefer to talk it through first? Call us on 0161 399 2189, Monday to Saturday, 8am to 8pm.

How we work as cash house buyers

We’re cash house buyers based at 32-36 Chorley New Road in Bolton, and we buy homes across Bolton, Greater Manchester and the North West. Because we buy directly for cash, there’s no chain and no waiting on a buyer’s mortgage. We buy as-is, in any condition, tenanted or empty.

The process is simple. You tell us about the property, we come and have a look, and we make you a free, no-obligation cash offer, usually within 24 hours. If you accept, completion can be in as little as two to three weeks, or on a date that suits you. There are no estate agent fees, and we cover the legal costs of the sale.

How we deal with people

• Every offer is confirmed in writing, so you know exactly what’s on the table.
• We explain how we got to the figure and what happens next, without jargon.
• There’s no pressure. You can take time to think, talk it over with family or look at other options. It’s fine to say no.
• We’re upfront about price. A cash sale is usually below full market value, and we’d rather tell you that at the start so you can decide whether the speed and certainty are worth it to you.

Who we help

We work with homeowners, executors, landlords and couples who are separating. Common situations include inherited property, mortgage arrears, divorce, relocation and tenanted homes. Some people just want a quick, private sale without viewings or a long wait.

How to check that cash house buyers are genuine

Not every company offering a quick sale works the same way. Whoever you talk to, these simple checks will help protect you:

• Ask for proof of funds. Genuine cash house buyers should be able to show they’ve got the money to complete.
• Never pay fees upfront. Nobody should ask you for money for a valuation, a survey or to “reserve” a sale.
• Use your own solicitor. Pick an independent one who acts only for you, not one the buyer insists on.
• Get the offer in writing, and be wary if a buyer tries to knock the price down sharply just before exchange.
• Take your time. Be careful with anyone who pushes you to sign quickly.

If you’re not sure a cash sale is right for you, a solicitor or a free, independent advice service can talk you through your options. When you’re ready, you can get a cash offer, read how the process works, or contact us with any questions.
